Electrician carrying out an EICR test in Clifton

EICR Bristol

An Electrical Installation Condition Report, or EICR, is a thorough inspection and test of the fixed wiring in your property. It shows whether the installation is safe to keep using and highlights anything that has deteriorated, been damaged or no longer meets current standards.

Avonside Electrical carries out EICRs for homeowners, landlords and buyers. We test every circuit, inspect the consumer unit, sockets, switches and fittings, and give you a clear written report with any problems explained in plain English.

Clear written reports with every observation explained

Electrical Testing Services

Our electrical testing services cover the inspections most homeowners and landlords need, from a full EICR to a single circuit that keeps tripping. Every test is carried out with calibrated equipment and recorded properly, so your report will stand up to a letting agent, an insurer or a buyer's surveyor.

If the report finds problems, we will explain what each one means and give you a fixed quote to put it right. You are under no obligation to use us for the remedial work, but when you do, we issue the paperwork you need to show the faults have been fixed.

Landlord EICRs

Private landlords need a satisfactory EICR at least every five years and on request from the local council.

We work around your tenants, carry out the inspection in one visit wherever possible, and send you the report promptly so you can pass a copy to your tenants and your letting agent.

Homeowner Inspections

An inspection every ten years, or whenever you are unsure about your wiring, gives you peace of mind.

It is particularly worthwhile in older homes, where circuits may have been altered or extended over the decades, and before you commit to a kitchen, bathroom or loft conversion.

Home Buyer Reports

A general survey rarely tells you much about the electrics, yet a rewire can add thousands to the cost of a house.

An EICR before you exchange tells you whether the wiring is sound or needs work, giving you something solid to negotiate with or plan your budget around.

Remedial Work

When a report records C1 or C2 observations, the installation is classed as unsatisfactory until they are fixed.

We give you a fixed quote for the work, carry it out promptly and provide written confirmation that the faults have been put right, which landlords need to send to their tenants within the deadline.

Fault Finding

A circuit that keeps tripping, a socket that has stopped working or a light that flickers are all signs of a fault.

We test methodically to trace the cause rather than guessing, explain what we have found, and repair it safely so the problem does not come back next week.

Consumer Unit Checks

Older fuse boards may have rewireable fuses or no RCD protection at all, and some plastic units are no longer compliant.

As part of every EICR we check your consumer unit carefully and tell you honestly whether it can stay, needs attention, or should be upgraded.

Clear advice, fixed quotes and tidy workmanship on every job

When Do You Need an EICR?

Private landlords in England must have the electrics in their rented properties inspected and tested at least every five years, and give a copy of the report to their tenants. For homes you live in yourself, an inspection every ten years is recommended.

It is also sensible to have one when you buy a house, before a major renovation, if the wiring is over 25 years old, or after a flood or fire.

What Happens on the Day

An EICR on a typical three-bedroom house takes around three to four hours. The power will be off for some of that time while we test each circuit, so we will warn you before anything is switched off and work around you as far as we can.

1. Visual Inspection

We start with the consumer unit and a sample of sockets, switches and light fittings in every room, looking for damage, signs of overheating, missing covers and anything added without being done properly.

We also check the earthing and the main bonding to your gas and water pipes.

2. Testing Every Circuit

Each circuit is tested with calibrated equipment for insulation resistance, continuity, polarity and earth fault loop impedance, and every RCD is checked to make sure it trips quickly when it should.

The results are recorded circuit by circuit on your report.

3. Your Report

Each observation is coded. C1 means danger is present, C2 means potentially dangerous, FI means further investigation is needed and C3 means improvement is recommended.

Any C1, C2 or FI makes the report unsatisfactory. We go through every code with you and quote for any work needed.
